This 3 bedroom home is a very short walk from the University Streatham campus. There is also a slightly longer scenic walking route which avoids busy roads. This house has secluded mature gardens at both the front and rear.
The home has a very modern efficient and ecologically-friendly heating system, an Air Source Heat Pump (ASHP), which provides heating and hot water. The ASHP runs on 100% renewable electricity and so your carbon footprint in this home can be very low indeed. There are also solar panels which provide some free hot water. This means all of your heating and hot water can be from renewable sources.
As this is a link-detached house, there’s no noise through the walls from neighbours. The houses either side are lived in by friendly professional families with older teenage and adult children.

Upstairs there are 3 bedrooms, with the master double bedroom having a small ensuite comprising a shower and a basin. The second bedroom is a reasonably sized double. Both bedrooms 1 and 2 face east onto the garden and so get the benefit of morning sunshine.

There is a bathroom with bath, over-bath shower, and sink. There’s a separate toilet which is unusual and a real bonus for two students who both leave for lecutres at similar times.
The smallest of the three bedrooms faces west. It is a single room furnished with a high single bed plus a desk, and is currently used as a study and guest bedroom. If the tenants for 2026-27 wish the landlord to replace the high bed with a standard single bed, this can be arranged.
This home is suitable for one family comprising one or two adults and one or two children. The house is also suitable for two non-related students who wish to share a house.
This property has been home to two students for the last three years, and twice has been let to a pair of students who have been happy to make it their Exeter home for two consecutive years.
The third bedroom is suitable for a child, or to be used as a guest room. Exeter City regulations mean that the third bedroom is not to be used by a third student on a permanent basis, unless that person is related to either of the other two students. If you form a group of three, which includes an engaged couple or a married couple plus one friend or one child, please call me. This arrangement is permitted under City regulations and describes a trio who rented the house in the past.
Downstairs accommodation
A larger than average bright hallway contains a useful coat cupboard with shoe storage. From here, it’s left into the spacious bright diner-kitchen, and right into the very large, light-filled living room. Both the main reception rooms benefit from practical wooden laminate flooring and have both east and west facing windows, ensuring they are well-lit by natural daylight all day long. The living room benefits from a sliding door onto the rear patio, which features a small pond.
Garage and Gardens
As tenants you have use of the garage for a vehicle. The landlord will maintain the gardens as part of your rent, and so needs to gain access to the rear garden through the garage. The neighbours keep two small/medium cars on their drive. If you have two large cars, one will fit on the drive and the other will fit in the garage, which is larger than many modern garages.
There is an extra toilet downstairs, which can be accessed from the kitchen, or the rear garden, through the garage. There is a shed in the rear garden for the landlord’s use for garden equipment. Tenants can also use the garage space, e.g. to store bicycles.
Local facilities and location
This part of Sylvan Road has very little through traffic and is remarkably quiet considering its proximity to the city centre and the University. It is very different in nature to most of the neighbourhoods with a high density of student housing.
It takes less than 10 minutes to walk to the eastern side of the University Streatham campus via Upper King’s Avenue and through St. Germans. It takes about 15 minutes to walk to the Odeon Cinema in the city centre. Nearer the house there is a large modern Cooperative food shop and other local shops on Old Tiverton Rd, including a sizeable independent family-owned world foods shop.
Nearby the house is St. James Railway station, from where it’s less than 10 minutes to Exeter St. David’s, a major rail hub. From here there are frequent trains to London in about 2 hours. Direct trains connect St. James to the beach resorts of Exmouth, Dawlish and Teignmouth; it’s possible to walk to St. James and be on the beach within an hour. All of this means it’s possible to live on Sylvan Road without owning a car.

Rent and bills
All household bills are the responsibility of the tenants, but there are existing contracts established with South West Water (water and sewage), and a reputable green electricity company (electricity and gas). The tenants are free to change the power company to one of their choice, if they so wish. Power bills have been moderate for the current tenants, aided by the solar panels, which meet all of their hot water needs for ten months each year.
In the county of Devon there is no choice of water supply company. Tenants are responsible for paying their local City tax to Exeter City Council, and the property is charged at Band E. Almost all students are exempt from this Council tax, but it is the tenants’ responsibility to liaise with the City Council in order to evidence their particular circumstances.
Arranging a viewing
We arrange viewings so that you will have a unique time slot on a day when several groups wish to view, but these time slots will be consecutive. Therefore you must not arrive early or late, as it will disrupt other people’s viewings or the current tenants. Because of the beautiful gardens, first viewings are during daylight hours.

How To Rent Guide
Anderson Lettings: Holding Fees and Deposit
We require a holding deposit of £200 prior to the letting contract being finalised, once you have expressed a desire to go ahead and rent this property. In the unlikely event that you change your mind else before signing the contract you will forfeit this holding deposit.
Once we sign the Letting Agreement (contract), the £200 is then counted towards the total deposit which is payable, along with your first month’s rent for September 2027, upon signing. As long as the house is returned in the same condition as it is let, the deposit will be returned in full, with allowances made for reasonable wear and tear. The deposit will be held securely by a Government-approved company. We have always returned the full deposit to previous tenants who have treated the home with respect, as if it was their parental home.
